Summary

ACTION:

Authorize the County Manager to negotiate and execute a lease amendment with the Town of Huntersville for the County to lease portions of the Robert B. Blythe Building located at 102 Gilead Road in Huntersville to serve as the North Mecklenburg Senior Center location

BACKGROUND/JUSTIFICATION:

As of Fiscal Year 2015, the North Mecklenburg Senior Center has been operated by the County in a facility owned by the Town of Huntersville.  The County has plans to move the senior center to the County owned David B. Waymer Center, also located in Huntersville, in Spring 2019 when renovation plans at that facility are completed. The original lease contained two (2) one (1) year options to renew the lease. The final option period is set to expire as of October 14, 2019 after construction is anticipated to have completed. The Town and the County agreed to amend the lease by adding a clause to allow the County to terminate the lease with thirty (30) days notice should the County need to vacate the facility earlier than October 2019. The Town's Board agreed to the termination clause at its July 16, 2018 meeting.  All other conditions of the existing lease will remain the same.  Other major business points of the lease are as follows:

 

Location - 102 Gilead Road, Huntersville

 

Lease Payment - $2,500 per month

 

Utilities - The Town is responsible for providing and paying for all utilities that serve the building including, but not limited to, water, sewer, electricity, and gas.

 

Maintenance/Repair - The Town is responsible for all maintenance and repair of the building, including janitorial.
