ACTION:
Authorize the County Manager to negotiate and execute amendments to the lease agreement between the County and CE Office, LLC for leased office space at the Charlotte East Office Complex housing several Health and Human Services Departments to allow the County to assume janitorial responsibilities and thereby reduce the County’s base rent rate

BACKGROUND/JUSTIFICATION:
At its meeting on June 2nd, 2020, the Board of County Commissioners approved the FY2021 budget. Included in that budget was a proposal for the County to assume responsibility for janitorial services for all the suites leased by the County in the Charlotte East office complex. In exchange for taking over janitorial services, the base rent rate will be reduced by $0.84 per square foot per year (which is the landlord’s current cost of providing janitorial services) for all County leases at Charlotte East. A lease amendment is required to memorialize the change in janitorial responsibility as well as the lease rate reduction. All other lease conditions will remain the same. The lease amendment will apply to the following County office spaces: Department of Social Services, Child Support Enforcement, and Community Corrections, whose current rate is $18.39 per square foot per year, and Women and Infant Children whose rate is $22.42 per square foot per year.
